EXTERIOR

• Engineered Hardie Board siding where required for easy maintenance
• Full gutters to aid in diverting water away from your home with splash blocks
• Acme clay fired brick - Standard King sized brick (100% allowable coverage) (other sizes may be extra)
• Stone accents (per plan) (per allowance)
• Custom leaded glass or solid wood front entry doors (per plan) (per allowance)
• White / Beige Vinyl insulated windows with double panel low E glass (divide lights included on front windows)
• Garages (oversized) with insulated steel doors (blocked, wired and trimmed for openers - included w/ 3 remotes)
• Outside weatherproof electrical outlets per code
• Coated radiant barrier OSB roof board for better attic energy efficiency
• High quality 30+ year fire resistant roof shingles with Leak Barrier and valley flashing

STRUCTURAL

• All exterior walls are 2" x 6" and framed at 16" centers, not 24" - OVE framing techniques also implemented in corners and interior wall intersections, where applicable.

• Precision structural carpentry with a total concern for quality
• Pressure treated mud sill throughout, with exterior walls bolted to foundation and foam sill pad under exterior wall plates for weather seal.

• Vanguard PEX manifold plumbing system with 25 year warranty is available (per plan)
• 1-1/8" thick AVANTEC tongue and groove sub-flooring on all second levels nailed, screwed, and glued (per plan)
• Combination engineered post tension cable stressed foundations with added steel support design with concrete piers (per engineer design)
• Continual walk-through inspections during construction and before occupancy to assure satisfaction
• On-site custom framing (not prefabrication), utilizing OVE techniques
• Metal and plastic beads on all sheetrock corners
• Exterior wall sole plates with foam seals between slab and plate

• Thermal break 1" thick R3.6 insulative/structure board on all exterior walls (making walls approx. R-22 with integrated water infiltration barrier (per plan)

• R-19+ blown cellulose in slope ceilings (per plan)
• R-49 total attic insulation - 2" foam seal and blown cellulose insulation on flat ceilings and attic (per plan)

NOTE: Some lots may require additional or extensive dirtwork and grade modifications outside the normal expectations of a typical lot. This will be addressed on an individual basis and priced in per location. Additionally, some landscaping requirements may also be beyond the typical lot requirements (ie. setback from street, size of lot, or retaining walls), these will be addressed on an individual basis and priced in per location.

NOTE: Some lot engineering requirements may exceed normal engineering cost allowances and may require additional expense over and above original estimates. Price adjustments are subject to FINAL engineering requirements.

NOTE: Septic systems, water meters, water wells, permits, and tap fees are not inlcuded in standard pricing. These are subject to individual requirements per building locations.

PLEASE NOTE: SOME ALLOWANCES WILL NOT FULLY COVER ALL ACTUAL COSTS, DEPENDING ON SELECTIONS, LOCATIONS, AND LABOR. ANY ADDITIONAL COSTS WILL BE OVER AND ABOVE ANY ALLOWANCE ITEM AND SHOULD BE PLANNED FOR ACCCORDINGLY.
